Choose the monitoring that answers the right question
Construction dust monitoring can mean measuring airborne particles or collecting dust that settles on surfaces. These methods provide different evidence. We check the purpose of the monitoring, nearby receptors and any council specification before recommending the equipment and programme.
Airborne particulate monitoring
Suitable instruments can record PM10 concentrations over time. PM2.5 may also be included where appropriate to the investigation and agreed requirements. Measurement quality, instrument suitability, siting, data checks and the averaging period all matter when interpreting the results.
Deposited dust monitoring
Frisbee gauges collect dust deposited over a sampling period. Analysis can report a deposition rate in milligrams per square metre per day. These results help investigate dust soiling; they do not measure airborne PM10 or PM2.5 concentrations and cannot be converted directly into those values.
What a London monitoring proposal can include
- Review of the requirement: the planning condition, dust management plan, construction programme and any authority specification.
- Monitoring design: the purpose, equipment, number and position of monitoring points, with suitable access and power arrangements.
- Baseline monitoring: an appropriate period before the relevant works where the condition or agreed strategy requires it.
- Installation and checks: mounting, commissioning, instrument checks and maintenance within the agreed service.
- Data review and reporting: review of valid data, relevant site activities, weather and other potential sources, with the reporting frequency agreed in advance.
- Action arrangements: agreed trigger levels and averaging periods, who reviews an alert and what action the site team should take.
Monitoring duration, visits, remote access or alerts, report frequency and any laboratory analysis are confirmed in the quotation. A continuous instrument record does not by itself mean a consultant is reviewing or responding to every reading around the clock.
Setting up a useful monitoring location
Monitors need to represent the question being investigated. We consider the dust sources, nearby homes or other sensitive uses, site boundaries, changing work areas and potential background pollution. A monitor obstructed by buildings or affected by an unrelated local source may give a misleading picture.
For London sites, access, secure mounting, power, communications and the contractor programme should be addressed before installation. Where the authority needs to approve the monitoring scheme, obtain that agreement at the required stage.
We check the relevant borough requirements and the wording of your planning condition alongside the Greater London Authority guidance and supporting practice note and the current published IAQM construction dust guidance. The required submission and approval stage are specific to the permission.
Dust monitoring experience in Camden
Freshbreeze Environmental Ltd has carried out dust monitoring in Camden, London. We agree the approach for each new project around the site conditions, monitoring purpose and reporting requirements.
How the results support site management
Elevated particulate readings need context. Road traffic, weather and regional pollution can affect the record as well as construction activities. We review the available evidence and explain relevant limitations rather than attributing every peak to the site.
An agreed action plan should identify the responsible site contact, the checks to undertake, corrective measures and the records to keep. A monitoring trigger is a site management tool; it should not be presented as a universal legal dust limit.
If you also need the written plan, see our dust management plans for London construction projects.
Information for your monitoring quotation
Please send the London site address and borough, a layout showing the work and neighbouring uses, the planning condition or monitoring specification, and the expected start date and duration. Let us know about available power, access, secure mounting points and any existing dust management plan.
Tell us if demolition or construction has already started, or if the enquiry follows a complaint. This helps us identify what the proposed monitoring can usefully establish and any baseline information that is no longer available.
Construction dust monitoring questions
Does every London building site need continuous PM10 monitoring?
No. Requirements depend on the risk assessment, planning condition and relevant authority requirements. Some schemes need a specified instrument monitoring programme; others may use different checks and controls.
How many dust monitors will we need?
There is no single number for all sites. The layout, sources, receptor locations and background conditions inform the monitoring design.
Can a Frisbee gauge replace a PM10 monitor?
No. A Frisbee gauge measures deposited dust, while a PM10 instrument measures airborne particle concentrations. Use the method suited to the condition or investigation.
Can you provide reports for the contractor or council?
Reporting can be included in the agreed service. We confirm the format, frequency, data review and recipient requirements before the monitoring starts.
What does construction dust monitoring cost?
Costs depend on the equipment, number of locations, monitoring period, site visits, reporting and any laboratory analysis. Send the site information for a project specific quotation.
